I have a roommate moving out at the end of this month to return to college, and I am looking for someone to move in once they move out.
My apartment is near the intersection of Austin Blvd. and Iowa St. in Oak Park. It is a 2 bed/1 bath that is 1000 sq ft. It is already furnished with my furniture (minus your bedroom), but I would be open to selling mine and/or incorporating yours if you would like that. There is gas heating and a gas stove/oven (the gas heating, water, and waste are included in the rent price/covered by the apartment company). Electric, cooking gas, and internet are the only monthly utility charges outside of rent. There is no central air as this is a more historic building. There is no washedrier in-unit, but there is a very close laundromat. There is a dishwasher, fridge, and microwave already here along with a sizable pantry. This unit is also pet-friendly.
For public transportation there is a bus stop right outside near the front of the apartment building, the Green line is less than 3/4 miles away, and the Blue line is less than 2 miles away. The bus route will take you to both. If you drive, there is on-street parking available and an off-street 24/7 lot available as well. Downtown Chicago is around an 8-mile drive away and is easy/quick to get to in the morning.
About Me: I’m a lower 20’s male, a recent college grad, I work in biological research downtown, I enjoy running, long-distance cycling, reading, video and board games, puzzles, animals, and being outdoors. I have a friendly and skittish cat named Tangerine, and I am welcoming to other cats and small dogs. I am an initially shy but very friendly person. I spend a lot of my time helping people out in the area by doing odd jobs and landscaping or home maintenance/improvement projects as well.
I don’t have a preference for male or female roommates (both of my previous roommates were female). Youngecollege-graduated would be more ideal, but I don’t really care as long as we get along and work together for a good living environment. I like to keep the main living areas somewhat clean, and I’m hoping you’d want the same. I am also open to short-term rentals if that is what you want/need.

About the Monastery
Birken Forest Buddhist Monastery (‘Birken’) is a Canadian Theravada Buddhist monastery following the Thai forest tradition of Ajahn Chah. In 1994, Canadian-born Abbot Ajahn Sona returned from monastic training in Thailand and established a primitive shack monastery in the coast mountains of British Columbia, naming it “Birken” due to its proximity to the Birkenhead Lake Provincial Park. As the community of monastics and lay supporters grew, Birken was reborn in its second, larger location near Princeton, B.C. In 2001, Birken relocated to its current and final resting place in a secluded forest location just south of Kamloops, B.C. The monastery is also known by its Pali name ‘Sītavana’, translated as ‘cool forest grove’.
The Birken residence (vihara) provides nearly 10,000 sq.ft. of comfortable, green living space, including a spectacular meditation hall overlooking the surrounding forest, marsh and bird sanctuary. Due to its remote location, Birken operates entirely off-grid, with solar panels supplying power for most of the year. Over the years, many improvements have been made to bring the monastery to a very high level of energy efficiency and a model of simple, green monasticism. The basement of the main building contains a walking meditation hall, library and dining area. The main building also contains a large kitchen, several guest rooms, and four shared bathrooms. The monastics and many of the resident lay stewards live in small cabins (called ‘kutis’) a short walk away from the main building.
For over 2,500 years, the monastic tradition has survived solely through the generous support of the lay community. Theravada monks and nuns must refrain from growing, cooking or storing their own food, and are prohibited from handling money. To this day, lay communities in countries around the world generously provide monastics with their basic requisites of food, clothing, lodging and medicine. In return, monastics offer laypeople the highest gifts of Dhamma teachings and spiritual mentorship. Birken is supported entirely by donations and the voluntary labour of resident lay stewards. Guests from all walks of life are welcome to visit the monastery and experience the liberating teachings of the Buddha for themselves.

Do you guys have advice for repairing old leaky hardduct in crawlspace and reinsulating and a rough estimate on cost? The house is 955 sq ft. Unit is 2 ton gas heat system and is brand new. However, sellers of the home didn't replace the ductwork and simply re wrapped insulation not even over all the ductwork. There's no duct sealant or mastic and over the summer I felt a cold blast of air around the crawl space. We can't afford to replace all the ductwork for $4400-$5000 and were quoted $2300 to "repair" the ductwork. What do you all think?

My boyfriend and I (both 25) want to buy an apartment in the next 2 years or and have planning our savings in order to do so. But it seems like no matter how much we crunch the numbers, the mortgage will always exceed the market rent by around $500-$1000 monthly.
I can’t find a decent 1BR apartment in central San Diego for less than $350k, so I’m expecting that we’re going to pay close to $3000 per month which is just crazy for a 600 sq ft apartment. And rent isn’t quite that high yet, so I don’t even think we’d be able to break even for years if we decided to rent it out after living there for a couple years (which is the plan).
Everyone says that you should buy what you can as soon as you can in SD, which I’ve also thought for years, but now it doesn’t seem like the wisest financial decision. Ideally I want a house some day, but an apartment was the compromise since owning something is better than owning nothing. But now I don’t even know if that’s true. I’m hopeless.
I’d love to hear thoughts from anyone who is a condo/apartment owner or a realtor. Or if you just have an opinion/advice lol

- Winter temps : On an average -10C, extreme - 25C. Desired indoor temperature: 22C
- Middle unit in a townhouse
- 1180 sqft. (+ 225 sq ft basement)
- Looking for cost conscious options
- Have an Ecobee thermostat
- Have received quotes for 2 stage furnaces with 96% efficiency with price ranging from $3800 to $5000
- Existing furnace was single stage 60,000 BTU (~80% efficiency). Kept house comfortably warm
- Not looking to stay more than 5 years in this house; looking for affordable though reliable options
Questions:
a) Different suppliers suggested me BTUs ranging from 40K, 45K, 60K and 70k. I tried to check online but not able to get concrete answer especially given online calculators dont factor in the 2stage/1stage heating. So my most primary question is how much BTU furnace is required?
b) Do i need a 2 stage furnace? Till now all suppliers recommended two stage only. Should I explore pricing for single stage?
c) Will variable speed motor will be substantially efficient and worth cost difference of $300 - $500?
d) Price - All 2 stage - Goodman ($3800), Rheem Variable Speed 60K ($4800), Trane 40K ($4900) and Lennox Variable speed 70K ($5000). What should i go for? Any other options to explore?

I have an office space that I rent as a clinic space for soft tissue therapy. One "wall" is basically 3 floor-to-ceiling windows that don't open. There is no air con in the building only "air circulation vents". The window wall is south-facing and even on freezing days if the sun is shining it is greenhouse hot in here (thought not humid!)
How much would two portable air con units be able to cool it? I have the door open as much as poss, but obviously during treatments I can't. Dreading the warmer weather.
Do I need a whole new space? Or can I cool this one sufficiently to work? (asking because I have no experience of air con units and I hope someone here has.)

So I know next to nothing about heatpumps, and our circa 1978 forced air electric furnace won't blow any hot air and after multiple repair attempts we decided to upgrade.
We originally planned to replace the furnace with a new air handler and heat kit (4500 installed), but got a quote for a 2 ton fujitsu outdoor heat pump and new air handler (15,000 installed) as well. If we go with the heat pump, we can apply for 7000 dollars in combined rebates.
This is the heatpump we were quoted on Fujitsu AOU24RGLX
Our house is 1300 sq ft over 2 floors, not including the Insulated 5 ft crawlspace. Located in PNW, winter Temps down to -5 very rarely it'll dip down to -8ish for a day or two.
Just wondering if there's any opinions good or bad about fujitsu. We've had a few quotes and every company recommends a different brand (Samsung and Daikin) so we're a little unsure.

Hi! I currently have an iPad 8th generation that I'm looking to upgrade from. I have the Logitech Combo Touch keyboard for it, and I tried to use it as a quasi-laptop for a bit. Then I tried to work with a spreadsheet and that dream disintegrated. Now I mostly use my MacBook Pro 13 M1 for productivity stuff, and my iPad is almost exclusively light browsing, YouTube, and notes.
I'll be in college next year, and I anticipate using the iPad pretty heavily for school. The 32GB on my current 8th gen has been an issue for a while, and I'm getting a bit sick of the reloads due to the 3GB of RAM. It's not unlivable by any means, just annoying.
Should I upgrade? The new iPads are certainly enticing, but I don't want to buy them just because they're new and shiny. Can any current users / college students let me know if upgrading would bring significant benefits, or should I just keep my current iPad?
Mini ($400 on sale): The insane portability is realllllyyyy attractive - I could put it in the small pocket of my laptop bag and just carry that as a companion to my laptop. I just worry it'll be too small for notes - I tried it a bit in the store and it seemed ok, but anyone have any real-life anecdotes to share on the size? Also worried about the 4GB of RAM not being much of a change from my current 3GB.
Air ($500 on sale): This seems like a good middle ground. Very powerful with the M1 and 8GB of RAM, and about the same size as my current iPad. Would it be better for note taking? I just worry that I'll fall into the same trap of wanting to take advantage of all that power and use it as more of a laptop, buy an expensive keyboard, and then realize the shortcomings of iPadOS all over again.
Pro 11 M1 ($600 on sale): I looovee ProMotion, and the 128GB of base storage would be great. Nothing aside from that really would lead me to upgrade over the Air, as it shares the same benefits / potential limitations in my mind.
Right now, I'm leaning towards the Mini, as soon as it goes on sale again. I welcome any thoughts on what might be best - is it worth upgrading? Is the Mini ok for college as a companion to my laptop? Do the bigger iPads bring any significant benefits that I'm not seeing? Thanks all!
